Mas Lauzon is situated on the outskirts of Vaison-la-Romaine, a town of around 6,000 people 60 km northeast of Avignon. Originally Vaison, the town changed its name to Vaison-la-Romaine following the discovery in the early 20th century of extensive Roman ruins in the center of town. The ruins have become a major tourist attraction, and the old Roman ampitheatre serves as a popular venue for concerts and performing groups.

Vaison-la-Romaine's location in the northern Vaucluse location could not be more ideal for exploring Provence. Among the joys and wonders of the region are colorful open-air markets, the Roman ruins in Vaison, the sprawling vineyards of the Côtes-du-Rhône region, the region's picturesque wine villages, and hiking trails on Mont Ventoux and in the Dentelles de Montmirail. For dinner one can prepare a Provençal recipe using the fresh products that abound in the region, enhanced by herbs straight from the garden. Or the cook can take the night off and enjoy with friends one of the many fine restaurants and bistros that lie within a thirty-minute drive of the property.

Mas Lauzon is also convenient to international transportation hubs. It is a 90-minute drive from Marseille-Provence International Airport, and 1 hour from the Avignon TGV station, which offers rapid nonstop service to Paris and Charles de Gaulle Airport. In addition to shops and services needed for daily living - a post office, bank, supermarket, beauty salons, book store, medical facility and the like – the town has a wide variety of specialty food vendors, cafés and restaurants.

Mas Lauzon is reached by a quiet country road. It has two levels and is situated on a large (2.2-hectare, 5.4 acre) terrain that offers complete privacy from other properties. The grounds are maintained by a gardener who each year plants flower beds and a vegetable garden that produces tomatoes, eggplant, zucchini and melons. There is also an orchard with apples, figs, plums, cherries and peaches.

The house and pool house are in excellent mechanical condition. A fuel central heating system keeps the house comfortable year-round. Water is provided by Vaison's municipal water system. The property also has its own well that supplies the pool and automatic irrigation system. For sewage there is a septic tank.

The 180 m2 (1,885 sq. ft.) of living space at Mas Lauzon includes a dining room that opens onto both the veranda and the spacious living room, where there is a large wood-burning fireplace. The three guest bedrooms and master bedroom are supplemented by a one-bedroom, one-bath apartment in the pool house. The interior decor emphasizes cool, pale colors that contrast with natural woods and dark accents like the wrought-iron stair rails. Other Provencal touches are the terra cotta tile floors and exposed beam ceilings. The ambiance emanates freshness and light, yet is anchored in the enduring architectural tradition found throughout Provence.

As the photo gallery shows, the kitchen at Mas Lauzon has abundant storage space and the convenience of a central work island. Appliances include an electric cooktop, dishwasher, microwwave and conventional ovens, and a double-door American-style refrigerator with icemaker. The laundry area is equipped with a full-size washing machine and separate dryer. All appliances are included with the sale price.

Buyers in search of turnkey occupancy should note that all of the furnishings may be acquired at extra cost. Also for sale are all household items down to electronics, linens, most wall decorations and everything necessary to arrange for a beautiful dinner party on the first night of occupancy.
