This pleasingly appointed little house, which has brought its American owner many years of happiness as a secondary residence while also providing income from a busy rental schedule, is situated in L'Isle-sur-la-Sorgue in a quiet residential area just three minutes by foot from the town's main square, home to numerous boutiques, cafés and a 17-century church. L'Isle-sur-la-Sorgue is often called the Venice of Provence because of its river, originating in the mighty underground spring at nearby Fontaine-de-Vaucluse, that flows through the central part of town and feeds a network of tributaries that crisscross the community. Thanks to its celebrated open-air market every Sunday morning, and the fact that it is known internationally as the home to more than 200 antiques merchants, L'Isle-sur-la-Sorgue perhaps the best known town in Provence.
Despite its proximity to the town center, La Souvenance enjoys complete calm and privacy on its ? m2 terrain adjoining a waterway. A stone wall shields the house from view by neighbors in the residential community, and on the other side of the waterway the only residence visible is the sprawling lawn and swimming pool of the former town château. The waterway is too small for navigation, and the only visitors by water are the occasional goose or family of ducks.
La Souvenance was built in the mid-1970s, and was updated in 2003. Entering from the east side, one passes into an entry hall, then up three steps to the ground floor. The interior is finished in soft yellows and whites, and the house has a bright, cheerful ambiance with large windows and French doors that open onto the terrace and admit abundant light. The floors are beige tile in the common rooms, and parquet (wood squares) in the two bedrooms.
One of the most charming aspects of La Souvenance is the terrace, wide enough to accommodate tables and chairs for outside dining, that surrounds the house on the south and east sides. The living-dining room opens onto the south-facing terrace, which overlooks the waterway, as well as onto the east terrace. The main bedroom also opens onto the south terrace.
The spacious kitchen is fully equipped with appliances and has many cabinets, all of good-quality. The kitchen counter has a dated appearance, and while it is perfectly serviceable, a new owner might wish to replace it to improve the kitchen's overall appearance. Next to the kitchen is an independent WC, and across the hall a good-sized laundry room with a modern washer and dryer.
The third bedroom is reached from the entrance hall, where a wooden staircase goes to a loft large enough for two single beds. The existing plumbing in the house could accommodate a second bathroom in this area.
The house is surrounded by a gravel courtyard with shrubbery, small trees (including cypress) and many rosebushes. The rosebushes are planted on all sides of the house, and in warm months cover the walls in a profusion of color. The garden is also beautiful at night thanks to a tastefully designed outdoor lighting arrangement.
Other features of the house are air-conditioning in the two main bedrooms, built-in bookshelves and a large working fireplace in the living-dining room, and a one-car garage that could be converted into a bedroom.
The sale price of La Souvenance includes all appliances. The owner is willing to sell all or most of the furniture.
La Souvenance has a lengthy and strong rental history, and could offer a new owner substantial rental income without any improvements to the existing property.
